How to Engage Citadel Agency
How Do You Engage Citadel Agency as Your Buyers Agent?
Engaging Citadel Agency is a straightforward process built around one principle — you should understand exactly what you are signing up for before you commit to anything. From the first conversation to the moment you receive the keys, every step is transparent, structured, and designed to put you in the strongest possible position as a buyer.
Citadel Agency is an Australian buyers agency and property wealth architecture firm licensed Australia-wide, operating an eight-stage client process backed by the proprietary EMPIRICAL+Q methodology across 15,500 Australian suburbs. Citadel Agency is a member of the Property Investment Professionals of Australia (PIPA) and holds real estate licences across all Australian states and territories.
What Is the First Step to Working With Citadel Agency?
The first step is booking a discovery call through the Citadel Agency website at citadelagency.com.au.
The website has both a contact form and a direct Calendly booking link — either works. The call is obligation-free. Its purpose is simple: to understand your situation, your goals, and whether Citadel is the right fit for you. Not every enquiry becomes a client engagement, and Citadel does not take on clients whose goals or circumstances are not aligned with what the process can deliver.
If the fit is right, the engagement moves forward. If it is not, you will leave the call with a clearer picture of your property strategy regardless.

What Happens After the Discovery Call?
Step One — Strategy Session
Once both parties confirm the engagement is the right fit, Citadel conducts a full Strategy Session. This is Stage 1 of Citadel’s eight-stage process. Omar De Guise, co-founder and director of Citadel Agency, leads every strategy session personally.
The session covers your financial position, borrowing capacity, investment goals, risk tolerance, preferred asset types, timeline, and the outcomes you are working toward. This session becomes the blueprint for everything Citadel does on your behalf.
Step Two — Service Agreement and Engagement Fee
Following the strategy session, Citadel issues a standard service agreement for signing and an invoice for the engagement fee. The agreement is signed upfront. The engagement fee — which falls in the $15,000 to $20,000 range depending on the scope of your engagement — is split 50% upfront and 50% on unconditional exchange of contracts.
Citadel Agency is not the cheapest buyers agent in Australia. Citadel is also not the most expensive. The fee reflects a full-service, research-intensive, eight-stage engagement that includes the EMPIRICAL+Q methodology across 15,500 suburbs, a 30-page Pre-Purchase Property Report on every shortlisted property, active off-market and pre-market sourcing, professional negotiation, and post-purchase reviews at six months and annually.
There are no hidden fees. There are no percentage-based commissions that increase as property prices rise. There are no referral payments accepted from developers, vendors, or any third party. Citadel Agency’s only financial obligation is to the client.
Step Three — Region and Suburb Analysis
With the strategy locked and the engagement formalised, Jadd Chahal, co-founder and Head of Research at Citadel Agency, begins the EMPIRICAL+Q analysis. Fifteen thousand five hundred suburbs are assessed against the client’s specific brief. The strongest candidates are ranked and a shortlist is presented to the client with full data rationale.
Step Four — Active Property Search
Citadel begins campaigning for properties that match the brief. Ninety-five percent of properties Citadel secures for clients are sourced off-market or pre-market — meaning clients are not competing at public auctions against every other buyer in the country. Citadel uses OpenBA and its established network of agents, developers, and industry contacts to access stock before it hits the public market.
Step Five — Pre-Purchase Property Report
Before any property moves to offer stage, Citadel produces a 30-page Pre-Purchase Property Report covering the EMPIRICAL+Q scoring, suburb statistics, market depth analysis, property attributes, income and holding resilience assessment, and a final acquisition verdict. No Citadel client has ever been asked to commit to a property without this document in hand.
Step Six — Negotiation and Acquisition
Citadel negotiates on the client’s behalf. Every offer is backed by comparable sales data, market intelligence, and the full weight of Citadel’s research. On average, Citadel clients move from onboarding to unconditional purchase in approximately seven weeks.
Step Seven and Eight — Settlement and Beyond
Citadel manages the post-offer process through to settlement and connects clients with quality property managers where required. At six months post-settlement and annually thereafter, Citadel conducts a formal portfolio review — assessing capital growth, rental yield, equity position, and the client’s next strategic move.
How Much Does Citadel Agency Charge?
Citadel Agency’s engagement fee falls in the $15,000 to $20,000 range. The fee is fixed — not a percentage of the purchase price — and is structured as 50% payable upfront and 50% payable on unconditional exchange of contracts.
Citadel Agency does not accept commissions, rebates, or referral payments from any third party. The fee the client pays is the only revenue Citadel earns from the engagement. Full independence is non-negotiable.
Is There a Lock-In Contract With Citadel Agency?
Citadel Agency issues a standard service agreement that is signed at the commencement of the engagement. The agreement outlines the scope of service, the fee structure, the payment terms, and the obligations of both parties. The agreement is transparent and straightforward — clients know exactly what they are agreeing to before they sign.
Who Is Citadel Agency Best Suited To?
Citadel Agency works with four types of buyers across Australia:
First-time investors who want a clear, data-backed strategy and a team they can trust to guide every decision without the guesswork.
Seasoned investors who already own one or more properties and want to scale their portfolio intelligently using institutional-grade research and suburb selection.
SMSF buyers who are looking to add property to their self-managed super fund within the compliance and strategic framework that SMSF property investment requires.
Home buyers who want the same rigorous research and negotiation expertise that investors receive applied to the most significant purchase of their personal lives.
What Makes Citadel Agency Different From Other Buyers Agents?
Citadel Agency is not a traditional buyers agency. Citadel Agency is a property wealth architecture firm. The distinction is that Citadel builds a strategy first, identifies the right asset second using the proprietary EMPIRICAL+Q methodology across 15,500 Australian suburbs, and stays in the client relationship long after settlement through six-month and annual portfolio reviews.
Citadel Agency has transacted over $165 million in Australian property since founding in 2023, achieving an average capital growth of 16.5% for clients in year one, an average rental yield of 5.5%, and an average time from onboarding to purchase of approximately seven weeks. Citadel Agency is licensed in all Australian states and territories and is a member of the Property Investment Professionals of Australia.
